SketchHaus LLC Contract
The SketchHaus New Construction Bundle includes three things for $3250:1. Scematic Site Plan:
- This is a first draft of your property to illustrate how your house will be sited. This is not a survey.
2. Consultation:
- A phone or video conference or in-person meeting to capture your wants and needs.
3. Design Delivery:
- New floor plan design with preliminary site plan based on your design criteria.

Additional Services
- Any additional iterations, changes, or services beyond the initial scope will be billed at $190/hour.
- Additional documents or deliverables may include but are not limited to:
- Electrical diagrams
- Plumbing diagrams
- Elevations
- 3D views or renderings
- Reflected ceiling plans
- Site plans
- Framing plans, details, and more.
Note: Great design is a product of iteration. We strive to balance your design intent and budget responsibly.

Permitting and Additional Information
1. Permit Sets for Additions or Modifications:
- Floor plans alone may not suffice for a permit set. Additional details, such as footing details, roof framing plans, wall sections, and more, may need to be created upon request at the hourly rate.
2. Notes on Surveys:
- A survey may be required for permitting any exterior additions.
- Clients are encouraged to have a survey before design commences. However, if design proceeds without a survey, SketchHaus LLC assumes no liability for changes or prohibitions arising from survey findings.
3. Engineering Requirements:
- Structural engineering, MEP engineering, surveys, or civil engineering may be necessary depending on the project’s scope.
- Additional fees will apply if these services are required.

Optional Services
1. Permit Expediting Services: $1,250
2. Historic Approvals/Variance Hearings: $1,250 + $190/hour
3. Architect’s Stamp: $1,250 (if required for certain residential, apartment, or commercial projects)

Terms and Conditions
1. Non-Refundable Policy:
- All fees, deposits, and payments made to SketchHaus LLC are non-refundable after work has commenced.
- This includes initial deposits, progress payments, and retainer fees.
2. Payment and Deliverables:
- Deliverables will be released promptly after payment is received.
- Payments made outside business hours may delay delivery until at least the next business day.
- A handling fee of 25% will apply to any city fees paid on the client’s behalf.
3. Payment Deadlines:
- Invoices must be paid within 5 business days. A late fee of 2.5% will apply for every 5 days past due.
4. Failure to Pay:
- SketchHaus LLC reserves the right to place a lien on the property for unpaid balances and may engage legal services to recover the outstanding amount. The client will bear all additional costs, including interest and legal fees.
5. Liability:
-SketchHaus LLC will provide services with reasonable care and in accordance with applicable laws and codes.
˗ Cap on Damages. To the fullest extent permitted by law, SketchHaus LLC’s total aggregate liability to you for claims arising out of or relating to our services will not exceed the total fees you actually paid to us for this project.
˗ This cap applies to all legal theories and all claims (including errors, omissions, or oversights), but it does not apply to damages caused by SketchHaus LLC’s willful misconduct or gross negligence.
- SketchHaus LLC is not liable for any risks associated with proceeding without a required surveys or other external factors impacting the project.
-No Special Damages. Neither party is liable to the other for indirect, incidental, special, or consequential damages (including lost profits or loss of use).
- The applicant agrees to indemnify and hold harmless SketchHaus LLC from all liabilities related to the project.
6. Referral Fees
˗ Freedom to Choose. You are always free to select any contractor. We will provide referrals only as a convenience to you.
˗ Who Pays and Why. If you hire a contractor that we refer, that contractor may pay SketchHaus LLC a referral fee for the introduction. This fee compensates us for time spent identifying and vetting options.
˗ Amount / Basis. The referral fee will be a flat fee based on 1% - 4% of our estimated construction cost.
˗ Our Role / No Endorsement. A referral is not an endorsement or guarantee of the contractor’s work, pricing, schedule, or performance; the contractor is solely responsible for its work. We do not control the contractor and do not share in the contractor’s profits or management.
˗ Impartial Services. Our professional judgment, including during construction administration if provided, will remain impartial and in your interest despite any referral fee.
-By signing this Agreement electronically, you acknowledge and consent that if you hire a contractor from our referral network, that contractor may pay SketchHaus LLC a referral fee as described above.
7. Working Files
-DWG, RVT, and other digital working files are not provided. Deliverables are issued in final format only.
8. Ownership of Documents
˗ All drawings, designs, and documents created by SketchHaus LLC remain our property.
˗ You receive a limited license to use them only for the project covered by this Agreement.
9. Code and Permits
˗ We design to the best of our knowledge using your input and applicable codes at the time of delivery.
˗ Final approval by permitting authorities is outside our control.
˗ You are responsible for securing permits unless we agree otherwise in writing.
10. Construction
˗ We do not control how construction is carried out.
˗ The contractor is responsible for construction methods, site safety, and following the drawings.
11. Disputes
˗ Any disputes will first be addressed through good-faith discussions.
˗ If not resolved, the parties agree to try mediation before going to arbitration in Fulton Co. Georgia.
12. Ending the Agreement
˗ Either party may end this Agreement with 7 days’ written notice.
˗ You will pay SketchHaus LLC for all work completed up to the termination date.
13. Client Responsibilities
˗ You agree to provide complete and accurate information, including surveys and approvals.
˗ We rely on this information to do our work.
˗ Delays or added costs may result if information is late or inaccurate.
